We effectively reconcile the HUD statement, which is the purpose of our “Release of Interest.” It covers the difference between what we have to pay for the property from A to B and what the end buyer is obtaining a loan for, less any expenses such as lender fees, appraisals, inspections, abstract fees, closing costs, concessions, upfront costs, or agreed-upon credits for repairs, realtor commissions, and so forth. The remaining amount is what we use to offset the Settlement Statement and compensate “YOUR COMPANY NAME HERE” for removing their interest document from the title. If the buyer can contribute any funds to these types of transactions at closing, we apply it. However, they often cannot, which is why we devised this method to assist them in purchasing the property, with “YOUR COMPANY NAME HERE” covering all the fees necessary for the purchase.
