Who is Scott Meyers? Based in Indianapolis, Indiana, I focus solely on the purchase and sale of self-storage facilities. I operate multiple facilities across the Continental US. We consistently oversee various construction projects at our existing facilities, and occasionally, we undertake development projects. I differ from most educators in that I practice what I teach, and I thoroughly enjoy both aspects. However, it wasn’t always this way. My real estate career began in 1993 when I bought a home study course from one of the country’s top real estate gurus, which taught how to invest in real estate without any initial capital. Unlike many others who purchase courses and let them collect dust, I actually watched those tapes and read the manual. And guess what? It worked! I acquired my first investment property for $30,000 with no money down!
What is Self Storage? As per the Self Storage Association’s definition, self-storage facilities are real properties designed for renting or leasing individual storage spaces to tenants. These spaces are intended for storing and retrieving personal belongings. The rentals typically operate on a month-to-month basis, allowing customers to use their locks and have exclusive access to their rented spaces. Modern storage facilities may consist of one or two-story buildings on two to six acres of land, or they may be multi-story buildings with a carefully planned unit mix. The unit sizes typically range from 5XS to 10X30 feet, offering a total rentable square footage of 30,000 to 120,000 square feet. Self-storage facilities often include large roll-up doors and drive-up access to outdoor spaces, as well as outdoor parking for boats and recreational vehicles that cannot be stored in residential areas.
