In Nick’s Real Estate Masterclass, it’s essential to recall something. Most prosperous individuals in real estate, including myself, downplay the risks they took to achieve their current status. However, contemplate the fact that those who rely on buying and selling real estate to generate income must labor continually to maintain their earnings. Seek methods to structure your deals so that you can generate income while retaining your assets. That’s when the magic truly transpires!
What constitutes Nick Huber’s journey? I’m not a master, and I’m still on a significant learning curve. However, I’ve experienced much of this firsthand. In 2016, my partner and I constructed a $2.9 million facility and executed a $2 million cash-out refinance in October 2019. That’s how I received $2 million in my bank account at the age of 29. Presently, the value of that facility stands at $9.5 million.
Through aggressive depreciation, a topic we’ll delve into, we haven’t paid a cent in income taxes on our real estate portfolio, nor do we anticipate doing so for a substantial duration. We are making use of syndication structures to bring in external partners to facilitate our growth. At the time of composing this, we’ve procured more than $75 million worth of self-storage properties, with an additional $20 million set to close in early 2022. Our management encompasses over 1 million square feet of storage across 45 properties, housing more than 8,500 units.
Within our private equity firm, we have a team of 12 individuals who assist me in sourcing deals, raising capital, and finalizing transactions. Additionally, there are 28 team members in our management company, diligently overseeing our assets. We are simultaneously nurturing and operating two businesses: a real estate private equity company (responsible for raising funds and owning properties) and a self-storage management firm (tasked with property operation and unit leasing). Both entities are profitable and thriving.
