You could consider shouldering some of the maintenance costs as they arise, although I do not recommend this practice. Since you do not own the property, you should not be responsible for maintenance related to the house or property itself. Alternatively, you might propose covering lawn care expenses if it fits within your budget. If the property is an apartment complex, and your budget allows, you could offer to rent multiple units, perhaps 2-3 or more. This could be valuable to the landlord if they can quickly fill that many leases. However, it’s important to note that not everyone will agree to these terms, and in fact, most will likely decline.
Corporate Lease and LLC To begin, you will need to establish a basic LLC, which can be done online through services like Legal Zoom or other online providers. Personally, I recommend consulting a lawyer with real estate experience for this process. They can also assist in reviewing and customizing your corporate lease, whether you obtain one online or the landlord provides one. The LLC registration fee is typically a few hundred dollars in most states and is well worth the protection it provides.
Once your LLC is established, you’ll use the associated number and documentation to open a business account at a local bank. I recommend having your Airbnb/VRBO revenue deposited into this account and managing all your expenses through it. At the end of each month, you can write yourself a check or transfer funds to your personal checking account, leaving some reserves in the business account. As you acquire more properties, it’s advisable to increase your reserve funds accordingly. Having an established LLC adds credibility when dealing with landlords and property owners, as a corporate lease typically leases to a company.
Regarding your corporate lease, you can find many pre-made lease agreements online that are available for download. It’s a good practice to inquire with the landlord if they have previously worked with a corporate lease and, if so, request to review their corporate lease agreement. Alternatively, you can offer to present a lease for both parties to review and make any necessary changes before signing. If you’re working with a lawyer for your LLC, they can help ensure your lease is in order.
