Street Smart TM – LEASE OPTIONS
As detailed in the Street Smart Lease Options course, explaining the Option or Lease/Option typically requires a grasp of the English (or other) language, patience, perseverance, and, if the property is listed, a very cooperative and motivated real estate agent. Only when the seller can see all the benefits to them will they accept the Lease Option offer. Benefits such as being able to “sell” their home with a “due on sale” clause in the mortgage, saving their credit, having someone take the house without making another payment, or the benefit of having the house taken “as-is” without spending any more money (perhaps money they don’t have).
Owner Financing – Street Smart
In many states, this is a common business transaction. If the buyer defaults on the payments, the seller may evict them for non-payment rather than going through the tedious foreclosure process.
One of the benefits to you as a buyer on an Agreement for Deed is that you will receive tax advantages. You will receive an IRS Form 1098 from the seller showing the amount of interest you paid that year. Of course, you will also be able to deduct property taxes. If you are using the property as a rental, you will be able to depreciate the improvements and deduct the costs of insurance and repairs, etc.
